Good News & Bad News for the Real Estate Market

GOOD NEWS AND BAD NEWS ABOUT THE IMPROVED REAL ESTATE MARKET

FIRST THE GOOD NEWS:

We are starting to see positive news about the renewed growth of real estate transactions throughout the tri-state area.  This seems to be the result of the continued stabilization of the economy, historically low interest rates and increased overall confidence by the public and the business community.  We hope and expect that this trend will place many long-vacant properties back on the active market.

NOW THE BAD NEWS:

Many of these properties have been locked up with no utilities and no maintenance, resulting in poor indoor air quality, particularly mold and bacterial growth. In some cases these properties have been poorly maintained, damaged or ignored, leaving old lead-based paint, PCB and asbestos hazards in place. These and other environmental problems (such as contaminated soil, underground storage tanks or abandoned hazardous chemicals) are a serious concern to banks, mortgage companies, realtors and buyers and may slow or prevent sales.

The health and environmental risks related to these contaminants is well known.  That is why careful inspection and possible testing of these hazardous materials prior to renovation is critical to facilitating a successful transaction and regulatory compliance.
